Our Story
Committed to Excellence

Roy Demmon
Founder
We are a family-owned and operated business that was started in 1960 by Roy Demmon. He focused on office and industrial commercial real estate with the belief that reinvesting in our properties was the best way to build long-term value. In the 1980s, Roy partnered with his sons, Terry and Charlie Demmon, and son-in-law Tom Walsh, at which point Demmon Partners became a true family business. In the 1990s, we shifted our investment strategy to the Sacramento area with our first apartment community, Lake Pointe, which is still in our portfolio today.
In the 2010s, Roy’s grandchildren joined the company, ushering in the third generation of family involvement and carrying out his vision for the long-term future of the business. We remain committed to the belief that long-term ownership and reinvestment in our communities creates the unrivaled experience that our Residents expect and our Team members value. At Demmon Partners, our entire team is committed to the continuous improvement of services and professional management of our communities.

Terry Demmon - Partner
Terry has been involved in multi-family real estate development and management since 1987. He manages strategic apartment assets and directs revenue production. In addition, he has assisted in the development process from securing land to entitlements and lease-up for thousands of multi-family apartment homes.

Charlie Demmon - Partner
Charlie has been working in real estate and finance for his entire career. At Demmon Partners since 2002, Charlie has overseen the Construction Management team, Maintenance operations and leads the company’s multi-family development efforts in the Sacramento MSA. Prior to joining Demmon Partners, Charlie spent 18 years working in Washington DC, the first 8 years working for federal government (the White House, RTC and FDIC) and then in private equity focusing mainly on acquiring and working out distressed loans and real estate.

Thomas Walsh - Partner
Thomas has been with Demmon Partners since 1991. As Director of Finance & Accounting he oversees all finance and accounting operations, and is an Investment Committee member.

Dan Valdez - Chief Operating Officer
Dan is a real estate professional over 17 years of operations and asset management experience. He is responsible for developing and implementing successful business plans that enhance asset value, drive revenue, and reduce expenses for the Demmon portfolio.

Kathy Demmon - Director of Operations
Kathy has over 7 years of real estate experience, and joined Demmon Partners after working in commercial underwriting. She is currently responsible for developing and implementing operating policies and procedures to ensure compliance and streamline processes.

Scott Walsh - Director of Maintenance
Scott has been with Demmon Partners for 6 years. During that time, he managed the operational transition for the 16 Powerhouse acquisition. Scott oversaw quality control for the 248-unit new development, Sutter Green, as well as assisted with creating and implementing the operational playbook for the new property. Eventually, he became the manager of Sutter Green through 2020. In 2021, Scott transitioned away from operations and is now a Project Manager, in charge of various capital improvement projects throughout the portfolio.

Felicia Vincent - Human Resource Director
With 20 years of expertise in HR and Operations, Felicia Vincent is a results-focused leader who delivers talent acquisition, retention, and motivation solutions that help Demmon Partners harness the full power of one of our most valuable assets – our people. She started with Demmon in 2023 and is dedicated to creating a robust corporate culture that promotes continuous business growth through employee engagement and satisfaction initiatives.

Patricia Chang - Controller
Patricia has been with Demmon Partners since 2014. She currently manages the accounting department and is responsible for Financial Reporting.

Brandie Thomas - Director of Marketing
Brandie joined Demmon Partners in 2004 as a Leasing Consultant, quickly rising through the ranks to Manager at Rocklin Ranch. Her dedication earned her the prestigious Burke Award in 2011. In 2015, she launched Demmon’s first marketing role and now leads the portfolio marketing as Director. Known for her legendary events and incredible baking skills, Brandie brings creativity and passion to everything she does.

Chris Roath- Business Intelligence Manager
Chris joined Demmon Partners in 2019 and is part of the Marketing Team, and more specifically the Business Intelligence Manager. He is responsible for gathering internal and external data for analyzing and evaluating portfolio performance, while also assisting in the behind-the-scenes Marketing efforts.

Chanell Roberts- Staff Accountant
Chanell is the Staff Accountant at Demmon Partners. She joined the company in 2017 and is responsible for processing payroll, recording expenses, processing various reports and works closely with other members of the accounting team daily.

Bethany Reed- Senior Accounts Payable Specialist
Bethany started with Demmon Partners as a Leasing Consultant and quickly advanced to bookkeeping. Eventually overseeing the bookkeeping for dual sites while supervising her trainees. In 2020, she joined the corporate team as an Accounts Payables Specialist while maintaining Bookkeeper training for the Demmon Partners portfolio.

Melissa Gajewski- Central Support Manager
Melisa joined Demmon Partners in 2000 as a leasing consultant before moving onto the bookkeeping position of Harbor Oaks for sixteen years. Throughout the journey she moved to corporate and was part of the accountants payable and construction team before moving onto centralized bookkeeping for the company. In her spare time, she loves watching sports, going to concerts, and have a deep love and admiration for four-legged fur babies.

Diane Lopez- Central Support Manager
In 2021, Diane joined Demmon as a leasing agent at Harbor Oaks, stepping into the world of property management with no prior experience. After dedicated effort, she was promoted to leasing manager in late 2023. Just recently, she attained another promotion to Central Support Manager, where her responsibilities include overseeing property books and applications.

Heather Rule - Accounts Payable Specialist
Heather has been with Demmon Partners for over 17 years, with more than 15 years managing several sites and teams. She is responsible for motivating and encouraging her teams as well as creating a positive customer experience. Her goal is to make sure all team members and customers are part of her extended family.

Jessica Bornick - Property Compliance Manager
Jessica has been with Demmon Partners for over 13 years, and became a Community Manager at the Falls at Arden when Demmon Partners purchased the community in 2018. She has a passion for not only resident satisfaction but also is a huge advocate for animals.

Sarah Walsh - Regional Manager
Sarah started her career in 2008 with Demmon Partners in Fresno, CA. First as a Leasing Consultant, then Manager at Dominion Heights. She moved to Sacramento, CA in 2018 to take on the challenge of leasing up Sutter Green. This proved to be a great decision and the results were beyond fantastic. Moving on to Multi-Site Community Manager for Sutter Green and 16 Powerhouse. Sarah is now one of our Regional Property Managers and has 4 communities in her portfolio. She enjoys spending time with her Fiancé and their amazing pooch, Wags

Ashley Galiste- Community Manager
Ashley joined Demmon Partners as a Community Manager in 2023. Boasting an extensive background of 16+ years in property management, her expertise spans a various range of properties, including multi-site, student housing, conventional properties, and community association management. Ashley proudly holds a Certified Community Association Manager designation, highlighting her ability to effectively manage Homeowner's Associations. I am an avid reader and I have two dogs (Bailey and Edgar) and I can randomly make balloon animals LOL

Debbie Robinson- Community Manager
Debbie Robinson brings over 25 years of experience in property management to her role as Community Manager at Rocklin Ranch. With a passion for working with people, she finds fulfillment in her interactions within the community. Outside of work, Debbie cherishes moments spent with her children and family. She also indulges in hobbies such as camping, boating, and beach vacations.

Erica Webber- Community Manager
Erica Webber started her career in property management in 2017. She started out as a leasing consultant and was promoted to assistant manager and then became a dual site community manager. Erica specializes in maximizing revenue for her communities. In her free time, she enjoys spending time with her family and animals. Erica is an animal lover, especially cats

Hi, I am Lucy! The Community Manager for The Falls at Arden with Demmon Partners. I have been in the Property Management industry for 11 years and my biggest passion is helping people. My everyday goal is having residents enjoy our community they chose to call home. I strive on providing Diamond Service and I promise I will help you with a smile on my face.

Jessy Orantes - Community Manager
Jessy has been mastering the property management industry since 2015. She started as a community assistant and has grown through other positions such as Marketing, Leasing, and Bookkeeping. She joined Demmon Partners in 2021 as a Leasing Consultant and has now been promoted to Community Manager of Sutter Green. When not working, Jessy loves to spending time with her family and her favorite season is football.

Ruth Schafer - Community Manager
Ruth has been working for Demmon Partners since 2016 and consistently brings 100% to the table every day. Ruth successfully oversaw a very extensive exterior repositioning project as Community Manager at Salishan. Moving up to the largest community Harbor Oaks as Community Manager and now, managing the tranquil Lake Pointe in Folsom, CA.

Matt Saleme- Director of Construction
Matt is a Construction Project Manager for Demmon Partners with over 35 years’ experience in the construction industry. Matt manages & oversees projects on existing properties ranging from large Project Renovations to small capital expenditures.

Mitch McKinzie- Director Of Development
Mitch is a seasoned construction and development pro with 20+ years of expertise in turning blueprints into reality. As the driving force behind new and future property developments, he ensures every project comes to life seamlessly while also spearheading major capital improvements. From groundbreaking to grand openings, Mitch is the guy making it happen.

Gavin Gallup- Maintenance Supervisor
Gavin has worked for Demmon Partners for 15 years and has supervised various sites for the last 5 ½ years. When not hard at work, Gavin enjoys working on cars and playing video games to unwind.

Jake Jorig- Maintenance Supervisor
Jake joined Demmon Partners in 2012. He is an avid team player, and enjoys working together to accomplish their objectives. In his free time, he enjoys spending time with his wife, kids, and their two dogs.

Nicolas Duncan- Maintenance Supervisor
Nick joined Demmon Partners in 2005. He was hired on as part of the renovation team at Harbor Oaks. Through hard work and dedication, he received a series of promotions that led to his current role as the Maintenance Supervisor at Salishan.

Aner Torres- Maintenance Supervisor
Aner joined Demmon Partners in 2018 as a Maintenance Technician at Rocklin Ranch. He moved on to be a Renovation Technician at The Falls at Arden, then became a supervisor. Aner likes to take on new projects and is very responsive whenever needed. When he is not at work, he loves to go fishing and spend time with his family.

Vince Figlia- Maintenance Supervisor
Vince Figlia has been with Demmon Partners since 2018, however, started in the industry in 1991. Vince is the Maintenance Supervisor for two of Demmon Partners newest luxury apartment communities, Sutter Green & 16 Powerhouse. Vince has been a proven leader since his start with the company and is an asset to the Demmon Team.

Our Social Responsibility
We are dedicated to doing everything we can to improve our local communities. Giving back is not just our responsibility, it’s the right thing to do, and it helps make our neighborhoods strong to keep them flourishing.

Joey’s Food Locker
Natomas Unified School District operates a free food locker to serve local families in need, with staffing provided by the District’s Adult Transition Program. Young adults aged 18 to 22 enter this program in efforts to overcome mental or physical challenges by learning skills for living independently and gaining employment.

Heroes and Hardhats
Demmon Partners continues to give back to the community, allowing the Sacramento Fire Department to utilize our building, the former Natomas Racquet Club, as a much needed training facility for their firefighters. We were so pleased to partner with The Sacramento Fire Department and MarketOne Builders for our Heroes & Hardhats Luncheon as a thank you for all that they do for the community.

Gardenland Northgate Neighborhood Association
GNNA is a non-profit organization in South Natomas that is an advocate for its neighborhood. GNNA will use the funding to provide scholarships to neighborhood children pursuing a college degree.

Stanford Settlement Neighborhood Center
Stanford Settlement will use the funding to further their mission of the last 75+ years of supporting the community. They operate after-school and summer programs for children and teens, as well as senior programs, and provide emergency assistance to families in need.

Sacramento Food Bank
Our team conquered the Sacramento Food Bank & Family Services, not just with muscle but with heart and humor. As we packed 850 boxes and hoisted over 10,000 pounds of food, there were high-fives, laughter, and a shared sense of purpose that went beyond the day's tally. This was not just team building; it was community building. The Sacramento Food bank is the largest nonprofit provider of basic human needs in Sacramento County.

Burke Award
The Burke Award is named for Ruth and Chuck Burke, who were the Community Manager and Maintenance Supervisor at our first apartment community in the Sacramento area, Lake Pointe. They were a dynamic pair who spent well over a decade with Demmon Partners and worked hard each day to create a wonderful community for their residents. This award honors the members of our team who most embody the legacy left behind by Ruth and Chuck by demonstrating a continual commitment to excellence.
